The secret to a seamless transition lies in the flooring. We frequently specify the same large-format porcelain or natural stone tiles for both the interior lounge and the exterior terrace. When paired with recessed floor tracks for sliding glass walls, the eye perceives one continuous plane of movement, effectively doubling the perceived square footage of the home.

Fire has always been a focal point for gathering, but in 2026, the design has become more sculptural. We are moving toward linear fire pits integrated directly into stone coffee tables or minimalist “fire walls” that serve as privacy screens.   • Outdoor dining has evolved far beyond a standalone grill. The modern ZA Design outdoor kitchen features custom cabinetry made from weather-resistant high-pressure laminates, integrated wine coolers, and professional-grade pizza ovens. By utilizing materials that match the interior kitchen—such as dekton or granite—we maintain a consistent aesthetic throughout the property.

Instead of bright floodlights, we use “moonlighting” techniques—placing soft fixtures high in trees to cast a gentle glow downward—and low-level path lighting to highlight textures in stone walls and foliage.
